Real estate agents

Buyers find your listings online. They still find you through someone they trust.

Agent marketing usually optimises the wrong half of a two-part decision.

Industry survey data consistently shows a majority of buyers select their agent through referral or a past relationship, not through new lead generation — while at the same time, roughly half find the actual home they purchase online. These are two different decisions running on two different mechanics, and most agent marketing conflates them.

That split has a practical consequence: spending heavily on lead-generation ads to win agent selection, in a category where relationship dominates that specific decision, is often solving the less tractable half of the problem.

What usually goes wrong

The recurring problems.

Not universal, but common enough that they are the first things worth checking.

  1. 01

Listing photography and copy treated as an afterthought

If online discovery is how the home gets seen, the listing itself is the highest-leverage asset in that half of the funnel.

  2. 02

    No deliberate referral system

The channel that produces most actual client relationships is frequently left to chance rather than actively cultivated.

  3. 03

Personal brand and agency brand competing rather than reinforcing

An agent's individual reputation is often the actual product being chosen, which most brokerage marketing doesn't reflect.

  4. 04

    Past clients under-leveraged

Repeat and referral business make up a substantial share of a typical agent's pipeline, and it's rarely treated as a system worth investing in deliberately.

Where we focus

What tends to matter most here.

  • Listing-level online presence built for genuine discovery, not just syndication
  • A deliberate, systematic referral and past-client programme
  • Personal reputation and proof built where the actual selection decision happens
  • Realistic expectations about which marketing spend affects which half of the funnel
