A property website that starts a brief.

For a brokerage, a small site about the firm and the areas. For a developer, a project site, priced as the larger build.

Starting fee ₹85,000, plus GST. The column marked on this page is that scope. The other published columns are below.

A closed metal gate and a blank marble name-plate on a house front.
A house front. Editorial image, generated for this site. Not a listing and not a client’s property.

Two sites, because the sale is not the same.

A brokerage needs the firm, the areas, how it is paid, the people a client will meet, and a form that asks buy, sell or rent, plus a budget and a phone number. It does not need a fake stock of flats. The commission illustration on the SEO page is why that firm can fund ₹85,000. It is an illustration from Sirfbroker, not a measured average.

A developer needs a page per live project: location, unit types, what is actually approved, and a way to book a site visit. That is more than seven pages once there is more than one project, so it is the ₹1,50,000 build. RERA numbers, possession dates and prices are published only as the developer states them.

01 The problem

Property websites pretend to be portals.

What this build will not imitate.

  1. 01

A search box with nothing behind it

Filters imply an inventory. If the firm does not have one, the control is a lie.

  2. 02

    Stock skylines

A photograph of a city is not a project. Project photography is the developer’s, or it is absent.

  3. 03

    WhatsApp with no number

A button that does not reach a person is decoration. The phone and the address match the Google profile.

  4. 04

    Listings copied from a portal

99acres and Housing are not a content feed. Instructed properties are entered by the firm and removed when the instruction ends.

02 The work

What is built, by type of client.

The quote says which of these the project is. It does not include both for the brokerage fee.

  1. 01

    Brokerage site

Five to seven pages. Firm, areas, people, how a brief starts.

  2. 02

    Developer site

A page per live project, on the ₹1,50,000 scope. Approvals are the developer’s text.

  3. 03

    Enquiry that qualifies

Buy, sell or rent, a budget, a phone number. Or a site-visit request on a project page.

  4. 04

    Redirects

Area URLs that already receive enquiries are kept. A redesign does not throw them away.

  5. 05

    Three months of management

Inside either fee. Care after that is ₹12,000 a month, plus GST, or it stops.

03 The process

How a website project runs

Discovery decides brokerage or developer before a wireframe exists. The two are not designed as one template with a logo swap.

  1. 01

    Discovery

What the business sells, who buys it, and what an enquiry has to collect. A booking tool or a catalogue that is not in the quote is named as out of scope.

  2. 02

    Sitemap and wireframes

The pages listed on this page, and a wireframe of the enquiry path, before visual design starts.

  3. 03

    Design

A layout for those pages, from scratch. Not a template with the logo dropped on.

  4. 04

    Build

Responsive pages, a CMS a non-developer can edit, and basic technical SEO: titles, headings, speed, and schema that matches the content.

  5. 05

    Content

A draft against the brief. Prices, clinical claims, legal explanations and project facts are the client's to correct before launch.

  6. 06

    Test and launch

The form is tested into the inbox the client names. Old URLs that already receive enquiries are redirected. Three months of small edits are inside the fee.

04 The site

The page outlasts the listing.

Listings the firm is instructed on can sit on the area page and be taken down when the instruction ends. A search that returns the city’s entire stock is a different product, and it is the larger-site fee only if the firm has the inventory and the rights. It is not a scrape.

Search after launch is SEO for real estate. The website makes the pages. The retainer keeps an area page current when the quarter’s instructions change. They are sold separately.

Brokerage pages, and the developer difference.

The developer rows are the ₹1,50,000 build. They are not quietly included in the brokerage fee.

  1. 01

    Firm

Who the firm acts for, and how it is paid.

  2. 02

    Area

A neighbourhood, with constraints. Instructed listings may sit here.

  3. 03

    People

    Who the client meets.

  4. 04

    Start a brief

Buy, sell or rent, budget, phone.

  5. 05

    Project

Developer only. Location, unit types, approvals the developer supplies, a site visit.

Proof

No project is shown as a client’s.

The house in the image was generated for this site. It is not a listing and not a client’s property. No brokerage or developer result is published here.

A later portfolio piece would be the firm’s own pages, with permission, and without a claim about deals closed.

Real estate lead statistics sits in the research archive. That page is the US National Association of Realtors survey. It is not Indian buyer behaviour.

Published client work has to meet the case study standard. This page does not invent one to fill the gap.

Fee

₹85,000 for a brokerage. ₹1,50,000 for a developer.

The price in the page schema is the brokerage start. A developer is told the higher fee before any work starts.

GST on these services is 18%. Three months of management are inside the fee. Care after that is ₹12,000 a month, plus GST, or it stops. Domain and hosting are billed at cost.

One-time project fee, excluding GST. Billed 50% up front and 50% at launch. The number in the column is the fee for that scope.

  1. Growth Site

A developer with project pages, unit types, and a site-visit enquiry.

    ₹1,50,000 project fee, plus GST

A site built to be added to — templates, a real CMS and an internal linking structure that can carry a content programme.

    • 10–15 pages plus a CMS-driven blog
    • Full content plan: page inventory, keyword mapping, briefs and a six-month publishing calendar you can hand to any writer
    • Reusable service, location and landing page templates
    • On-page SEO for an agreed target keyword set
    • CRM integration — HubSpot, Zoho, Pipedrive or your own — with lead source and campaign passed through on every form
    • Conversion tracking: events, goals and form attribution
    • Speed and Core Web Vitals pass on every template
    • Content migration and 301 mapping from the existing site
    • 3 months of website management included, then 30 days of post-launch support on top
    What you are paying for

Templates your team can publish against without a developer, a six-month content calendar to fill them, and leads landing in the CRM with their source attached. The build is the part that stops being a bottleneck — everything after launch is you adding pages, not paying for them.

Around 5–6 weeks. Includes one round of structural revision and two rounds of design revision. After the included three months, website management is the care plan, or it stops.

  2. Larger site

A catalogue-scale inventory the firm owns and has the right to publish.

    ₹2,50,000 project fee, plus GST

A larger site: a design system, templates for a catalogue or a long content programme, and enquiries that land in the CRM with their source attached.

    • 20+ pages on a documented design system
    • Content strategy for the whole site: cluster map, page inventory, briefs and a twelve-month publishing calendar
    • Templates for service, catalogue, comparison and location pages, ready for the team to fill
    • A CMS so the business can publish without a developer
    • CRM integration — Zoho, HubSpot, or the system the business already runs — with the source attached to every enquiry
    • The enquiry path instrumented end to end, including the pages that should produce a conversation
    • Full migration with redirect mapping and rank protection
    • 3 months of website management included, then 60 days of post-launch support on top
    What you are paying for

A documented design system, templates the team can publish against, and a migration that maps the old URLs. The fee above is the fixed project fee for this scope.

8–12 weeks depending on page count and integrations. Scope is fixed in writing before the first invoice. After the included three months, website management is the care plan, or it stops.

The starting fee named on this page is ₹85,000, plus GST, for the scope marked "Starts here". The full wording, and the add-ons, are on the pricing page. The work is done by Shruti Parashar, from Sonipat, for businesses in India. There is no office in Delhi, Gurugram or Noida.

The same service, without this industry, is the Website development page. The other half of this industry is SEO for real estate.

Questions

Questions about the build.

How much does a real estate website cost?

₹85,000, plus GST, for a brokerage site of five to seven pages. ₹1,50,000, plus GST, for a developer site with project pages. A catalogue-scale build is ₹2,50,000, plus GST. All three exclude GST, and all three include three months of management.

Can the site pull listings from 99acres or Housing?

Not as a copy of their inventory. The site shows properties the firm is instructed on, entered by the firm, and removed when the instruction ends. A scraped portal is a copyright problem and a duplicate-content problem.

Will you write the project descriptions?

A brief and a first draft, corrected by the developer before launch. Prices, approvals and possession dates are published only as the developer states them. This practice does not invent them.
